In June of 2019 we listed our Mother's house with Barry Cummings of Royal Lepage Sussex Realty. Barry walked through the house and determined the type of buyer he thought would be attracted to the house. He proceeded to assemble a 35 page information package and as a result of this research recommended a selling price. He marketed to the preferred buyer and within one week we not only received a fair market price for the house but also sold to the preferred buyer ... someone who could see the potential in a 72 year old house.

To Whom It May Concern:

This is an unsolicited letter of recommendation for Mr. Barry Cummings. When my wife and I decided to buy a larger house last year, we contacted Barry. I had known Barry for many years and knew him to have a wide range of knowledge of Vancouver real estate.

We were immediately impressed by how he approached the issue of finding us a new house. As we were very particular about the type of house we wanted, he suggested we work towards finding that house first. I know many realtors prefer you to list your own house first, and it was a pleasure to see how Barry used his talents to serve our needs.

After starting with a general idea of the type of house we wanted, the areas we were looking at, and price, Barry suggested several open houses for viewing. As we went to open houses and gave him feed back on what we had liked and disliked about them, he used this information to refine the search. We were not in a rush, so several months went by. Barry kept in touch with us, talking about new listings as they became available. His knowledge of the different neighbourhoods in the areas we were looking at was extensive. In the meantime, he had inspected our house and given us a list of updates and repairs that should be done, and we were working on these.

One day Barry called us to say he was viewing a new home and that we should come right over! He had never asked us to do this before, so we viewed the house right away. The house was exactly what we were looking for. He knew the builder and the listing agent, and with this knowledge helped us frame the offer in such a way that we got it below asking price, before the first open house. This was during a very competitive market for this type of house. We love our new house, and we know we never would have found it without Barry.

Barry also quickly listed our old house, and sold it within three weeks for exactly the price he predicted it would get. We were very impressed with how quickly he organized the listing, and how much effort he put into the marketing of our house - each advertisement was different, he organized open houses and viewings, and gave us weekly feedback on everything he was doing. Throughout the whole process Barry was in constant contact with us.
